We only allow highly rigorously vetted tenants to stay in the properties we manage, mostly consisting of professional workers with jobs and on occasion specifically picked professional students who study courses like medicine, dentistry and pharmacy with increased damage deposits taken from students.
For Holiday/Short Lets/Serviced Accomodation, this will be people who are staying for work or leisure purposes, it is a required they upload ID & Proof of Address upon booking, wehave systems to verify their ID as well.
We manage properties by taking regular inspections, before & after pictures of each nightly guest, taking damage deposits, hallway & kitchen cameras to monitor safety, noise level detection systems so we can prevent parties as well as quickly organising repairs if needed and unique door codes so only authorised guests/people can enter the property.

Depends on what you want! They range from 2-5 years usually, this is due to the free refurb cost we put in to furnish the property, beds, wardrobes, sofas, desks, paint, carpet and also buy utensils etc.
This is very unlikely due to the level of vetting we do, however in the unfortunate event they do then the landlord’s property is all covered as we take £300 damage deposits along with before & after pictures.

This depends on what package you take with us, the property, area, distance from the city/town centre and the facilities available amongst other things.
If you pass a property to us then you will get £300.
If you refer a tenant lower than your minimum AST it’s 5% commission on their stay.
If you go for guaranteed rent for landlords then letting agencies will receive a monthly commission of the monthly rent.
The owner of the property will remain responsible for the general mainetence of the property, infrastructure of the property e.g. walls, gas, electricity, boiler, roof etc. However, we would be able to give £300 per year towards the cost of any repairs per year as a token of appreciation from us to the landlord. E.g. If a repair costs £250 then we would cover all of it. If it costs more than £300 then we will contact you to discuss. Any Repairs due to our negligence or our guests remain our responsibility or our insurer’s responsibility.
This is our problem! 🙂 Guaranteed Rent means guaranteed rent for the landlord. You will be paid every month 7.5% of the landlord’s rent as per the agreement conditions for doing nothing but referring the property to us and we will handle the mainetence and management, decreasing your work load all while you pocket your monthly passive income!
